What's covered
Mold after a burst pipe
If a pipe bursts or a washing machine floods the apartment and mold follows, remediation of your belongings is generally part of the covered water-damage claim.
Mold after firefighting water
Water used to extinguish a fire is part of the fire claim, and so is mold that results from it.
Usually with a sublimit
Even when covered, most policies cap mold remediation at $1,000–$10,000 rather than your full personal-property limit. The cap is listed in your policy's limits section.
What's not covered
Humidity and condensation
Mold from a damp climate, poor ventilation, or an unvented bathroom is excluded — it's considered preventable.
Slow leaks
A pipe that seeped for weeks fails the "sudden" test, and both the water damage and the mold that follows are typically denied.
The building itself
Mold in walls, ceilings, or the HVAC system is the landlord's responsibility. Your policy covers your belongings, not the structure.
Mold after a flood
Rising water is excluded from renters policies, and so is the mold it leaves behind. That's a flood-insurance claim.
Health costs and testing
Doctor visits, air-quality testing, and mold inspections aren't property losses and aren't covered.
Your landlord's side of the line
The building — drywall, insulation, window seals, the HVAC system — is the landlord's to maintain, and habitability laws in most states require them to address serious mold. If you find mold you didn't cause, report it in writing immediately and keep photos with dates. The paper trail does two jobs: it obligates the landlord to act, and it protects you from a claim that your inaction caused the spread.
If a sudden leak does hit your unit, act fast: shut off the water if you can, move belongings out of the wet area, photograph everything, and report the loss promptly. Most policies require you to take reasonable steps to prevent further damage — drying things out quickly is both the requirement and the best way to avoid mold entirely.
Common questions
Does renters insurance cover mold from a roof leak?
If a storm suddenly opens the roof and your belongings get wet and moldy, that's generally a covered wind loss. If the roof has been leaking slowly for months, the damage is usually excluded as gradual — and the roof itself is always the landlord's responsibility.
Who pays for mold remediation in an apartment?
For the building: the landlord, in nearly all cases. For your belongings: your renters policy, but only if the mold resulted from a sudden covered event, and usually up to a mold sublimit of $1,000–$10,000.
Can I break my lease over mold?
In many states, serious untreated mold can make a unit legally uninhabitable, which may give you remedies up to lease termination. The rules and required notice vary a lot by state — document the problem, notify your landlord in writing, and check your state's tenant habitability law before acting.
Does renters insurance pay for mold testing?
No. Inspections and air-quality testing aren't covered property losses. If testing is needed to address a building problem, that cost belongs to the landlord.
